Semi-automatic rifle: Complete the "Mark Of The Sniper" mission with an "S" rank.
Special Forces costume and boots: Complete the game with an "A" rank under the Hard difficulty.
Turret gun: Complete the "Prisoners" mission with an "S" rank.
White hat: Complete the game with 100% item usage.
Yakuza costume: Complete the game with an "A" rank under the Normal difficulty.
Get an "S" rank on all files. near the end of Case 5, you will unlock a secret case file to take down the sniper family.
Successfully complete the game with an "A" rank under the Normal difficulty setting to unlock the following bonuses.

Successfully complete Odd Jobs mode with an "A" or better rank in all missions to unlock the Wrestling Briefs.
Successfully complete Odd Jobs mode with an "S" rank in all missions to unlock the Laser Sword.
This trick works in the final case, when the Special Forces arrives and kills all zombies in the mall. When you are inside the mall you will see a lot of zombie corpses on the ground, killed by the Special Forces. You can shoot them, and it counts as a kill even through they are already dead.
You will need a sniper rifle for this trick. Go to the rooftop of the mall where the elevator is located. Take a look at the parking through the fence at the right of the elevator door. You can see many zombies walking by the parking that can be used to raise your killing score.
When Cletus has the Killer 7 on the table, look at it. Do not pick it up when prompted. Cletus will give it to you free later.
Complete "The Cult" with an S Rank to unlock the Hockey Mask.
Complete all "2nd Amendment" mini-games.
Complete all "2nd Amendment" mini-games with an "A" rank.

Beat the mission "Out of Control" with an S ranking to unlock Adam's small chainsaw, which will respawn in the security room.

Odd Jobs - Complete the game
Second Amendments - Complete the first four Odd Jobs missions.
After beating the game, you will now be able to play new game + with all of your inventory and level from the past game. However, you won't be able to change the difficulfy mode of this new game. If you beaten the game in 'normal' mode, you won't be able to change it to 'hard' mode in new game. On the flipside, creating an entirely fresh new game (this time from the main menu) does keep your unlockable outfits and weapons, but strips out all your player level and inventory to start from scratch.
Obtain Killer 7 for free on first play through
When playing through the game, you eventually get the ability to take the shortcut to Cletus' gun shop. After every few missions [Say after maybe two or three], go to his store, and purchase something. On one occasion, beside Cletus there will be a gun on the table to the left of him. (Your left) Examine it, and when the game prompts you on whether to pick it up or not, say no. Cletus will then tell you he's been working on it for you, since you are a good customer. Around the time you recieve the repaired Blacktail, you will recieve the Killer 7 as a gift from Cletus.
Beat the hidden "Prisoner" mission to unlock the Prisoner Outfit.
Successfully complete the game with an "A" rank under the Normal difficulty setting.
Complete all "2nd Amendment" mini-games with an "S" rank.
